An Exclusive Look at The Cove Residences – Cerritos’ New Luxury Oceanfront Condos
Can you tell us about your upcoming development, The Cove Residences, and its current stage of progress?
This new luxury project is located just south of our current community, The Cove at Cerritos. We are developing four luxury condominiums, one of which is already reserved. They are right on the ocean and have forever views, meaning their location guarantees ocean views will not be blocked.
Each unit will offer approximately 2,400 square feet of air-conditioned space, including a private pool, jacuzzi, outdoor kitchen, and living area. The design focuses on privacy, tranquility, and relaxation. The condos are a stand-alone oasis providing a full-height living experience in Cerritos. All units will be sold fully furnished and turnkey.
We are in the final stages of securing construction licenses and preparing renderings, and marketing will begin in the coming weeks.

What is the construction timeline?
After breaking ground early in 2025, construction is expected to take about 18 months, with completion projected by mid-2026. As always, timelines can be influenced by factors such as weather or government processes.

The design is inspired by a modern beach aesthetic, with clean lines and an emphasis on indoor-outdoor living. Think of it as a contemporary Malibu style tailored to Cerritos’s unique character.
We also found it essential to work with the natural landscape. Instead of flattening the natural topography, the residences follow the contours of the land, creating unique levels for added privacy.

Who is the ideal buyer for this development?
Our target buyers are those looking for high-end, luxurious oceanfront properties in a serene Baja environment. Many of our current clients at the Cove at Cerritos either already own in Cabo and seek a quieter lifestyle or are new to Baja Sur and appreciate the simplicity Cerritos offers. Many of them are drawn to the lifestyle in Cerritos, which includes world-class surfing. These buyers value quality, privacy, and a strong return on investment.

We’re seeing inquiries from a mix of seasoned Cerritos enthusiasts and newcomers falling in love with the area.

What sustainability practices are being incorporated into the project?
Sustainability is a core focus. Our new project and The Cove at Cerritos include water treatment systems to recycle water efficiently, a vital consideration given the region’s limited resources. We’re also committed to recycling and are exploring composting options to minimize waste.
We aim to maintain the area’s natural beauty and integrity as a community. This area is developing fast, and the government only sometimes provides services at a corresponding rate, so it is up to the community to set the culture and standards to conserve the natural beauty surrounding us. We strive to introduce elements like residue recycling and water treatment.

One of the main challenges is securing a reliable workforce. We overcome this by paying workers on time and ensuring steady cash flow for materials and supplies. Planning ahead and prepaying for key components like appliances has been crucial in avoiding delays.
